Vendors have owned this property since 2002 which was originally utilised as a dry-stock property, which they converted in 2009. Significant capital was then invested on housing, dairy shed, lanes, regrassing, drainage, fencing, and effluent. There is a concrete silage bunker and rock for lanes on site.
The current OAD system is achieving close to 400 kgMS per cow on a very low cost system, which includes wintering all cows on farm. This is proving to be a very profitable model for the farm, with financials being available to serious interested parties.
The current vendors are now moving onto a larger operation, it is hard for them to leave with having done all of the hard work, but the next purchaser will benefit from their efforts on this now turn key farm. There is genuine production upside for this unit, if chosen to move away from the OAD farm system, and wintering off.

Present Condition ( areas approx):

134 hectares effective paddock area as per the GPS map. Of this 134 hectares, 9.65 hectares in swedes, 11.86 hectares in oats and peas for silage, then into new grass. Balance is in trees, gullies and ineffective area. Strong regrassing history, with a one year only winter crop policy.

Contour Description:

60% of the property would be classified as flat contour with the balance gentle to medium contour, with some steeper gullies.

Water Supply

Eight units from the Otama scheme that services the dairy shed and stock water north of Okapua road. There is also a well on the property at 18m depth, this services stock water south of Okapua road. 50mm mainline, drops to 40mm lines with loop system on the flats, all paddocks have troughs. There are four 30,000 litre tanks at the cowshed, with one specifically for the cooler and washdown.
The water permit expires on 30th August 2027.


From cowshed the effluent is gravity fed to a stone trap, then gravity to a 20,000 litre concrete sump with yard master pumping into clay lined holding pond. Application is through 6 pods and also consented for slurry tanker. Effluent consent expires in 2029.


Good fertility overall and soil test are on file, vendor follows Ravensdown recommendations.

Nitrogen used

104 units of N per annum over four/five dressings.

31 aside herringbone cowshed that was built in 2009 by AJAX and Clutha Chain Mesh. Delavel plant with C-Dax hand held teat sprayer. Very good cow flow with the yard being able to hold 400 cows. Peak milk time 1hr 45 mins with 30 minute clean up.

Current Stock

268 MA cows peak milked. 273 cows wintered on, with calves grazing on until 24th December, then go off farm and come back as in calf heifers.
