Vendors have owned this Brydone property since 1997. The farm is a rectangle shape with access off both Terrace Road and Pakura Road. The farm this season is milking 360 cows as at January 2020 and targeting 105,000kg MS for 2019/20 season. With the wet weather through the Spring decision was made to go on OAD. Depending on purchasers proposed management focus, there is the ability to increase production significantly as the farm has an effluent consent up to 500 cows. Excellent infrastructure overall with a 40 bail rotary cowshed that was built in 2016 a feature of the farm. Not often do you find smaller properties with rotary cowsheds. Present Condition ( areas approx):

Four hectares is planted in kale with the balance of land in permanent pasture. There is established hedge line shelter throughout the property.

The farm is flat contour.

Soil Types:

Tuturau, Waikoikoi, Jacobstown, and Arthurton. Very good balance of productive soils overall.

Milking Time

Peak milk is 2 hours with a 30 minute clean up.

Water Supply

There is a clean bore at cowshed which is 20 metres deep that provides water for the dairy shed wash down and stock water. There is a second bore at the 2nd house utilsied for stock water on back half of farm. There are two tanks at the cowshed. Farm is consented for 60 cubic metres per day and expires on 31st May 2028.
Both houses are rain water off the house roofs (Main house also has bore option).

Effluent

From cowshed the effluent is gravity fed to a 22,000 litre tank in the ground beside cowshed yard. Application through a travelling irrigator is applied straight out from the 22,000 litre tank. In wetter conditions the effluent goes to the 950 cubic metre pond for storage. K Line application is applied from the storage pond. The effluent consent is for 500 cows and expires on 31st May 2028. Consent allows for multiple application systems.

Fertiliser

Farm sources fertiliser through Fertiliser Wholesaler Direct. Soil test are on file.

Nitrogen used

150 kg of N per annum over four/five dressings.

Access & Roads

Farm has good access off Terrace Road and Pakura Road.

Supplements

In a normal season circa 300 bales of baleage are made on farm and trucked to the vendors run-off for winter crop placement.

Homestead

Four bedroom roughcast family home with open plan kitchen, dining, and living. There is a brand new kitchen that was installed this year along with new flooring. Double glazing throughout and heated by wood burner. There are two bathrooms both with toilets and a separate laundry. Double garage with internal access. The home is set in established grounds.
