Excellent opportunity to secure a dairy unit with scale and the added bonus of irrigation, which underpins production in the Riversdale farming district of Northern Southland. The farm currently peak milks 1,000 cows and average production in the last three seasons has been 397,000kg MS. Effluent and water permits have been extended recently to expire in 2029. The irrigation consent is due to expire in 2024, circa 65% of the farm can be irrigated mainly by two centre pivot irrigators and some k-line pods.

The farm has productive soils with good fertility, functional internal lane system, good standard of fencing with similar paddock sizes, and stock water system. The farm is currently operated by a herd owning 50:50 sharemilker who has been in place since 2012 and consistently generates good milk production.

Present Condition ( areas approx):

The effective area has been assessed from the GPS map at 291 hectares. There is 10 ha of ground to go into winter feed and 14 ha to be regrassed ex winter feed 2020.

The farm has had a good regrassing history with on average 7% of the farm regrassed annually.

The Mataura river runs along the western boundary of the property. Being a river located property, there are some gains/losses of land and all purchasers are required to complete their own due diligence on the land area.

Water Supply

Bore situated near cowshed which provides water for shed washdown and all stock water. There are three 30,000 litre tanks at cowshed. Stock water distributed via 50/40mm mainline, stock water troughs in all paddocks. Consent expiring December 2029.

Irrigation; Two bores feed two centre pivots, a third bore provides irrigation water for the k-line system. The irrigation consent expires March 2024, with allocation of 7,200m3/day or 594,000m3/annum.

Effluent

The effluent from the dairy shed is contained on concrete and gravity fed through stone trap to a float controlled concrete sump. Effluent is then pumped from sump to sludge beds where separated by weeping wall and from there pumped to main effluent pond. The effluent is applied to the land via one of the centre pivots (pivot 2) and also via k-lines.
Consented for 1,200 cows, expiring December 2029.
