Located in the reliable dairying area of Aparima, 37km to Winton and 64km to Invercargill, this farm features an ideal rectangle shape with attractive trees and shelter across the property. The five year production average is 240,467kg MS from circa 560 cows peak milked but produced 286,000kg MS under a different management system in the 2013/2014 season.
The effluent system is currently being upgraded and will be in place by the settlement date. Water and effluent consents have been extended until 2029 for 700 cows.

There is approximately 11.5 hectares in fodder beet for the winter of 2022. 2.5ha will be grazed in the autumn and used for transitioning cows pre winter. Balance of farm is in permanent pasture and has had good regrassing history.
The farm is predominately flat with some gentle contour at the eastern end.

There is a bore at cowshed and the bore at the western end of farm feeds the dairy shed for wash down and all stock water. The water take is for two litres per second with 84 cubic metres per day between 1st August and 31st May. Between 1st June and 1st August, consent is 10.5 cubic metres per day. Consent expires in 31st May 2029. 40mm mainline to 1,000 litre troughs in each paddock.
The current effluent system is part way through being reconstructed. Once completed this season, the effluent will be gravity fed from the cowshed to new sludge beds for separation by way of weeping wall. RDA Consulting are overseeing this project.
The effluent application area on the farm is 113 hectares and all the farm is in ES appendix map area. Application is by way of low rate pods and travelling irrigator.
The discharge permit is for 700 cows and expires in May 2029.
Fertiliser is applied in line with Ballance recommendations. Soils test are on file.
Very good road access with simple rectangle shape, three road frontages being Waikouro-Wairio Road, Woodlaw Road, Otautau-Nightcaps Road. Good internal wide race system with excellent base.
The low usage Ohai railway line runs through the property with two lane crossings over the railway line.
