Present Condition ( areas approx)

Approximately 9.1 hectares will be planted in swedes for cows to come home to after winter grazing in 2024. Paddocks 15 and 16 are to be regrassed ex winter crop 2023. There is approximately 43 hectares in fenced off native bush areas. The farm was fully regrassed when converted 12 years ago. There has been on-going regrassing since conversion with 24 hectares regrassed in 2022/23 season.

There is an adjoining milking platform lease of approximately 32.5 hectares that may be transferable subject to lessor approval.

Water Supply

There is a bore located near cowshed that is for dairy shed and wash down. The bore is approximately 36 metres deep. With regards to stock water, there is a surface take from the creek near cowshed. Three tanks at cowshed for stock water and one tank for dairy shed. 60mm and 50mm lines throughout the farm with stock troughs in all paddocks. Two paddocks have two troughs. Designed by Waterforce at conversion time and spec'd for 750 cows.

Water permit expires 31/5/2032, 90,000l/day.

Effluent

The effluent system is gravity fed from the cowshed to two concrete lined sludge beds with a weeping wall. Then gravity to holding pond and applied through maxi pods. Effluent is applied to approximately 46 hectares but entire farm is consented.

Resource consent for 750 cows, expires 31/5/2032. Good feature of system is use of gravity and only one pump overall.

Fertiliser

Fertiliser is applied as per Ravensdown recommendation. Soil tests are available on request.

Access & Roads

Road frontage off Dunsdale Valley Road and internal access via tanker track and internal lane system. There are two walk through paddocks on the farm.

Supplements

Made on Farm: In a normal season around 500 bales made on farm. In 2022/23 season with good pre-Christmas growth, 1,400 bales were made on farm. No silage is used.

Cowshed feed in 2022/23 season was 294t PKE, 59t DDG and 228t of grain.

Homestead

Original main home was a transported Twizel house with vendors doing a major addition to the home approximately 23 years ago.

Exterior is concrete block. Comprising five bedrooms, open plan kitchen/dining and living area heated by Yunca wedge woodburner.
