Country and Co are favoured with instructions to bring this established dairy farm to the market, located 19 km from Gore township. Originally farmed as a dry stock property, the current owners converted to dairy in 2009. Significant capital investment has been made across the property, including the development of the dairy infrastructure, housing, lanes, regressing, drainage, fencing and effluent systems. Additional improvements include a concrete silage bunker, covered wintering shed and an on-site rock quarry.
The farm operates on a low cost, once a day milking system, currently achieving close to 400 kg MS per cow. All cows are wintered off farm on the vendors support block, which was purchased in 2023. Effluent consent is valid through to May 2029 up to 400 cows twice a day. There remains genuine potential to lift production should a new owner choose to transition away from the current OAD system.

Water Supply

Six units from the Otama scheme that services the dairy shed and stock water north of Okapua road. There is also two wells on the property at 18m depth, this services stock water south of Okapua road. 50mm mainline, drops to 40mm lines with loop system on the flats, all paddocks have troughs. There are four 30,000 litre tanks at the cowshed, with one specifically for the cooler and washdown. The water permit expires in 2029.

Effluent

From cowshed through stone trap, gravity fed to a 20,000 litre concrete sump with yard master pumping into clay lined holding pond. Application is through 6 pods and also consented for slurry tanker and umbilical cord.
Effluent consent for 400 cows expires in 2029.

Fertiliser

Good fertility overall and soil test are on file, vendor follows Ravensdown recommendations.

Nitrogen used

Farm Buildings

31 aside herringbone cowshed that was built in 2009 by AJAX and Clutha Chain Mesh. Delavel plant with C-Dax hand held teat sprayer, in-shed feeding system installed in 2022 with a 36T silo.
Very good cow flow with the yard being able to hold 400 cows. Peak milk time 2hrs mins with 30 minute clean up. Quality seven bay drive through shed with roller doors on each end for calf rearing, including a mezzanine floor for storage, plus an additional lean to bay for machinery. Large 25x22m covered wintering shed with concrete grates, two bay hayshed, two bay storage shed with attached concrete floor workshop and the original woolshed plus cattle yards.

Silage Pits and Pads

30m x 11m with concrete floor and sides. This pad is consented to expire in 2029.

Gravel Pits

Quarry on farm.

Shelter and Trees

Approx 7.75ha of pine plantations between 12/13 years. Good shelter throughout the property of various species, including recent riparian plantings.
