Present Condition (areas approximate)

Approximately 45 ha of paddock area is planned for winter feed for 2026, comprising around 4.5 ha of kale with the balance in fodder beet (approximately 38 hectares of actual crop). Normally, around 1,400 bales are placed on crop each winter.
This season, 50 ha of new grass will be sown on the lease block and a further 45 ha on the freehold land. The property operates on a 7.5 year regrassing rotation.
Approximately 4 hectares of fodder beet will be grazed by the vendors in May.

Water Supply

Water for the cowshed is sourced from a bore used for washdown, along with a surface take from the creek with a consent (fitted with a screen) supplying stock water. The system includes a monitor connected to Environment Southland via Halo for compliance reporting.
Water is pumped from storage tanks to troughs in all paddocks through a network of 50 mm and 63 mm lines, with a SoluDose system installed at the shed.
The main homestead is connected to the Eastern Bush Water Scheme, with an allocation of 7,000 litres per day. The other dwellings are serviced by individual roof catchment tanks.

Effluent

Effluent from the shed and yard flows by gravity through two weeping walls to a newly (2024) lined pond which is consented (2,000 m³), then is pumped to the farm via two sets of maxi pods on a 90 mm line. Hydrants cover approximately 85 ha, with discharge consent for 339 ha.
Milking on the lease block is planned to begin by February. The owners are transferring 50 ha from the freehold to the leasehold area to enable milking there.
