Edendale Dairy Unit

This well-developed 55.53ha dairy unit located in Edendale, features flat contour and the renowned Edendale soils. The farm is consented to milk up to 170 cows and currently milks approx 160 cows and wintering around 120, having previously operated at a higher capacity, reflecting management choice rather than production limitation. Operating under a simple, low-input 100% grass-fed system, the property delivers consistent production supported by strong pasture utilisation. Infrastructure is of a high standard and includes a 20-aside herringbone dairy, covered feed pad with capacity for approximately 200 cows, and multiple implement sheds along with a well-presented dwelling offering comfortable living. The farms consent has recently been renewed through to 2035 that includes effluent discharge from the feed pad also. Overall, the farm is tidy and efficiently run with quality infrastructure and environmental systems in place, offering scope to optimise or further develop.

Water Supply

Water is sourced from a registered bore located beside the dairy shed (Bore F46/0782). The bore is fully stock-excluded, sealed and capped, and protected from surface contamination. Water is pumped to storage tanks at the dairy shed, supplying the dairy, yard wash, and stock water reticulation (40mm loopline). Current water use is low and operates within regional permitted activity thresholds, with no requirement for ongoing consented monitoring.

Effluent

All effluent from the dairy shed and covered feed pad is collected via concrete yards and strip drains into a stone trap, then flows through a dual sump system before being pumped to a synthetically lined effluent storage pond (installed 2015). The pond incorporates a leak detection system with inspection chamber. The system is gravity-fed through the collection stages and pump-driven to storage and distribution. Effluent is applied to land via slurry tanker, with additional low-rate application through a rain gun connected to an underground hydrant system when conditions allow. Effluent consent is for 170 cows with an expiry date of 2035.
