Dairy Production Upside

Excellent dairy opportunity comprising 245 hectares at Knapdale, close to Gore, now available for outright sale with stock. The land and buildings are priced at offers over $39,995 per hectare, or $9,815,000 plus GST.

The property features a 40-aside herringbone cowshed with in-shed feeding, three good-sized homes, including a recently fully renovated main home with a brand-new interior, a calving pad, concrete silage bunker, and numerous support sheds and buildings.
The farm is well laned, has reliable stock water, and benefits from a sound regrassing history. The property is predominantly flat to gently contoured, with some medium rolling country towards the western end.

New effluent and water consents will be in place. The farm produced 277,326 kg MS from 600 peak milk cows in the 2025/26 season, with a portion of the cows wintered on farm. The existing effluent consent allows for 700 cows, providing genuine production upside as a milking platform.

The farm presents exceptionally well, with an attractive entranceway and good shelter throughout. Overall, this is a productive property with the ability to drive performance and increase production, which in turn has the potential to enhance long-term asset value.
